AC Service vs AC Cleaning vs Duct Cleaning: Which Do You Need?

The short answer

If the unit no longer cools, you need an AC service from an AC contractor. If it cools but smells, drips or blows dust, you need AC cleaning: filter, coil, tray, drain, blower and grilles. Duct cleaning is only for ducted systems, and only when an inspection finds a reason inside the ducts.

You call three companies about “the AC” and get three quotes that have almost nothing in common. One quotes per unit, one per vent, one for “full duct cleaning”. The reason is simple: AC service, AC cleaning and duct cleaning are three different jobs on three different groups of parts, and in Dubai they are often sold under one name. This guide takes your system apart, part by part, so you can see which job touches what and decide which one you actually need.

What is the difference, in one sentence each?

An AC service repairs, an AC cleaning removes dirt from the unit, and a duct cleaning removes dirt from the ducts behind the grilles.

  • AC service is technical work: refrigerant, electrics, thermostat, a unit that has stopped cooling or makes a new noise. It is the trade of an AC contractor or your building’s maintenance team.
  • AC cleaning covers the parts that collect dust and water: filter, cooling coil, condensate tray and drain, blower and grilles. This is where most smells, drips and dust come from.
  • Duct cleaning goes into the supply and return ducts of a ducted system, with access openings, brushes and suction. A wall mounted split unit has no ducts, so it never needs it.

The three overlap at the edges, which is exactly where quotes become hard to compare.

What happens to each part of your AC under each service?

The table below shows what each service typically covers. “Typically” matters: there is no regulated definition for any of the three names in the UAE, so the right column tells you what to ask before you book.

Part AC service AC cleaning Duct cleaning Ask before booking
Filter Often rinsed quickly Removed, washed or replaced Usually cleaned as part of the job Washed, or replaced, and who supplies the new one?
Grilles and diffusers Rarely Removed and washed Removed and washed Are they taken down, or wiped in place?
Cooling coil (evaporator) Sometimes sprayed from the front Made accessible and cleaned Should be included Is the coil cleaned on both faces, or only sprayed from the front?
Condensate tray and drain Drain sometimes blown through Tray cleaned, drain flushed and tested Should be included Is the drain tested before and after?
Blower wheel and housing Checked for noise and balance Cleaned where it can be reached Should be included Is the blower wheel cleaned, or only the casing?
Supply and return ducts No No Brushed and vacuumed under negative pressure Through which access openings, and with what equipment?
Refrigerant, electrics, thermostat Yes No No Not a cleaning question at all

Two rows deserve a second look. The coil and the tray are where dust and water meet, and they are the parts most often skipped in a cheap “AC cleaning”. The US Environmental Protection Agency makes the same point from the other direction: even when you book duct cleaning, it advises asking the provider to “clean cooling coils and drain pans” as well1.

Dubai Municipality’s indoor air guideline gives these parts the shortest intervals of the whole system: trays at least every month and coils at least every six months2. If you want the full picture of those intervals and where the market’s numbers come from, see how often AC ducts should be cleaned in Dubai.

Which type of system do you have?

Before choosing a service, check what is above your ceiling, because it decides whether duct cleaning is even possible.

Wall mounted split unit

One indoor unit high on the wall, with a swinging flap and its own small tray behind the cover. There are no ducts. Everything that gets dirty sits inside that one casing, so AC cleaning is the whole job. If someone offers you “duct cleaning” for this unit, ask what they plan to clean.

Ducted split unit

A unit hidden above a false ceiling, usually behind an access panel, connected by ducts to slotted grilles or square diffusers in several rooms, plus one larger return grille. Here all three services can apply. Most smells and drips still start at the unit itself, not in the ducts.

Fan coil unit on chilled water

Common in apartment towers. It looks like a ducted unit from below, but the cooling comes from the building’s central chilled water system, so there is no compressor or refrigerant gas in your flat. It still has a filter, a coil, a tray, a drain and a blower, and those are what need cleaning. Anything to do with the chilled water supply, valves or the building plant is for building maintenance, not for you and not for a cleaning company.

Which one do you need? Five questions

Answer these in order. The first “yes” usually tells you where to start.

Question If yes Start with
1. Has the unit stopped cooling, or does it cool much less than before? A cleaning will not fix a fault AC service by a contractor or building maintenance
2. Is there ice on the pipes, a burning smell, a tripping breaker or a new grinding noise? Technical problem, switch it off AC service
3. Does it cool, but smell musty, drip into the room or blow dust? Water and dust are sitting in the unit AC cleaning
4. Do you see dark marks around the grilles that come back after wiping? Could be dust, condensation or growth AC cleaning first, then look again
5. Was there renovation with the AC running, a leak above the ceiling, or does dust keep coming after a unit clean? Something may be inside the ducts Inspection, then duct cleaning if a reason is found

If you have rodents or insects in the ducts, the order changes: licensed pest control comes first, cleaning after. The Clean Fox does not do pest control.

Question 5 is the only one that leads to duct cleaning, and that is deliberate. The EPA does not recommend cleaning ducts routinely, “but only as needed”, and names specific reasons such as substantial visible mould inside hard surface ducts, vermin, or ducts “clogged with excessive amounts of dust and debris”1. Whether that is worth paying for in your case is a separate question, answered honestly in is AC duct cleaning worth it.

Why do two quotes for “AC cleaning” differ so much?

Because the name does not say which rows of the table are included. One provider’s “AC cleaning” is a filter rinse and a spray on the front of the coil. Another’s is the coil made accessible, the tray scrubbed, the drain flushed and tested, the blower wheel cleaned and the grilles taken down.

The NADCA standard for HVAC cleaning sets out the work in a fixed order, from creating negative pressure and marking damper positions to cleaning the coil and flushing the condensate pan and drain3. You do not need to know the standard to use it. Its logic is enough: if a quote cannot tell you how the coil, the tray and the drain are handled, it is not yet a quote you can compare.

Questions worth sending on WhatsApp before you book anyone:

  • Which parts are included, named one by one: filter, coil, tray, drain, blower, grilles?
  • Is the coil cleaned in place from the front only, or made accessible?
  • Is the drain tested before and after, and what happens if it is broken rather than blocked?
  • For duct cleaning: are there access openings, is the system put under negative pressure, and are the ducts brushed as well as vacuumed?
  • What is protected in the room while you work?

The EPA’s own checklist for a finished job asks one question we would put at the top of any list: “Is the coil drain pan completely clean and draining properly?”1

Who should you call: a contractor, the building or a cleaning company?

Call the party that matches the job, not the one with the easiest number.

  • The unit does not cool, or something is broken: an AC contractor, or building maintenance if your tenancy contract or building rules say the landlord or the building handles AC repairs. Check the contract before paying for a repair yourself.
  • The unit cools but smells, drips or blows dust: an AC cleaning. This is what we do with our own technician, as described on our AC cleaning service in Dubai page, and the same in Sharjah on our AC cleaning in Sharjah page.
  • A reason inside the ducts has been found: duct cleaning by a team that brushes and vacuums under negative pressure, with access openings, not just a vacuum held at the grille.

If our technician finds a fault during a clean, such as a corroded tray, a broken drain line or a motor that sounds wrong, we tell you before anything else happens. A repair is a separate job, agreed with you first, or with the building if the system is theirs.

In which order should you book them?

Service first if the unit does not cool. Cleaning first if it does.

A clean does not fix a gas leak, a faulty sensor or a dead capacitor, so booking it on a unit that has stopped cooling wastes the visit. On a unit that cools, cleaning first makes sense: once the coil, tray and blower are exposed and clean, faults are easier to see.

Duct cleaning, when it is needed at all, comes after the unit has been cleaned. Clean ducts behind a dirty coil and a blocked tray will not stay clean for long, and a smell that comes from the tray will still be there.

If the unit cooled well, but you see dark marks around the grilles, read black spots around your AC vent before booking anything. Some of those marks are dust, some are condensation, and only some need more than a cloth.

Frequently asked questions

Is AC service the same as AC cleaning in Dubai?

No. An AC service is technical work on a unit that is not cooling properly: refrigerant, electrics, thermostat, faults. AC cleaning removes dust and sludge from the parts that collect it: filter, cooling coil, condensate tray and drain, blower and grilles. Many offers mix the two under one name, so always ask which parts are actually included before you compare quotes.

Does a split AC need duct cleaning?

A wall mounted split unit has no ducts, so there is nothing to duct clean. It needs AC cleaning of its filter, coil, tray, drain, blower and outlet. Duct cleaning only applies to ducted systems, where a unit above the ceiling sends air through ducts to grilles in several rooms. If someone offers duct cleaning for a wall split, ask what exactly they plan to clean.

What should I do first if my AC drips and smells?

Book AC cleaning first, not duct cleaning. Dripping and a musty smell usually come from a condensate tray that does not drain and a wet, dusty coil. Cleaning the tray, flushing the drain and testing it before and after solves the most common cause. If the tray is cracked or the drain line is broken, that becomes a repair for an AC contractor.

Can AC cleaning and an AC service be done on the same day?

Yes, but order matters. If the unit does not cool, a contractor should fix it first, because a clean does not repair a gas leak or a faulty part. If it cools, cleaning first is sensible: once the coil, tray and blower are exposed and clean, a fault such as corrosion or a cracked tray is easier to see and to report.

How do I know if my apartment has ducted AC?

Look at the ceiling. If you see one unit high on the wall with a flap that swings, it is a split unit. If you see several slotted grilles or square diffusers in the ceiling, often with one larger return grille, and an access panel in a false ceiling, you most likely have a ducted unit or a fan coil unit feeding ducts.
