AC duct cleaning · Sharjah
Our AC technician is part of the team, not a subcontractor sent for the day. We clean ducts, grilles, condenser and filter following the NADCA standard method, brush and suction, so what sits in the duct leaves the building instead of being pushed around inside it.
Free and without obligation. No extra charges on the day.
European standard. German precision.

AC cleaning in Sharjah covers the filter, cooling coil, condensate tray and drain, blower and grilles, and the ducts when an inspection shows build up. Sharjah has no published AC cleaning guideline that we could find, so we work to Dubai Municipality’s indoor air guideline: trays monthly, coils every six months, inspection every three months.
Not that we could find. We searched the public sources of the Sharjah and Ajman authorities for a guideline on air conditioning or duct cleaning comparable to the one Dubai Municipality publishes, and found none. We would rather tell you that than invent a Sharjah regulation to sound official.
What exists next door is Dubai Municipality’s Technical Guidelines for Indoor Air Quality. It sets minimum maintenance intervals and its scope explicitly includes residential buildings. Sharjah homes face the same desert dust and the same humid summers, so we use that guideline as our working standard in Sharjah too, and we say openly that it is a Dubai document.
One more piece of honesty: the dust and dew point figures we quote on our Dubai pages come from data for Dubai. We have no separate measurement series for Sharjah, so on this page you will not find Sharjah numbers.
The same work as anywhere else we go, done by our own technician rather than a subcontractor. We start where dust and water meet, at the coil and the condensate tray, because that is where the trouble usually starts.
The order follows the NADCA standard method, brush and suction: switch the system off, set up negative pressure so loosened dust leaves the building, mark damper positions, brush the ducts and vacuum them, remove and wash grilles and diffusers, clean the coil, clean and flush the tray and drain and test the drain before and after, then clean or change the filter and refit everything. We work to the method; we are not NADCA certified ourselves.
Fogging with a biodegradable agent can be added at the end. It is a finishing step and never a replacement for brushing, suction or the drain.
Most AC complaints point to a handful of causes. Most are cleaning, one is not.
If the unit no longer cools properly after a clean filter and coil, it needs an AC service: refrigerant, electrics or a fault. That is a separate repair job, and we tell you so instead of cleaning it twice.
| What you notice | Usual cause | What helps |
|---|---|---|
| Musty smell when the AC starts | Standing water in the tray, slow drain, dusty wet coil | Clean tray and coil, flush and test the drain |
| Water dripping from the unit | Blocked drain or a tray full of sludge | Clean and flush, test the drain. Cracked tray: separate repair |
| Dust puffing out of the grilles | Dirty filter, dust in the duct | Filter first, then inspect the duct, clean if there is a layer |
| Dark marks around a grille | Dust settling where cold air meets warm air | Wash the grilles, check coil and duct |
| Weak cooling | Clogged filter or coil, or a technical fault | Clean filter and coil. Still weak: AC service |
Using Dubai Municipality’s guideline as the measure: condensate trays at least every month and based on condition, coils and condensate pipes at least every six months, and an inspection of the system at least every three months or as needed seasonally. The guideline is written with “should”, so it is a recommendation, not a law, and in Sharjah it has no formal standing at all. It is still the most specific reference available in the UAE.
In everyday terms: look at the tray and drain once a month or ask your building maintenance to, have the coil and unit professionally cleaned twice a year, and clean the filter yourself regularly. The US Department of Energy suggests checking a filter every one to two months in the cooling season, which in the UAE is most of the year.
The ducts are different. Neither Dubai Municipality nor NADCA gives a cleaning interval for them. NADCA lists inspection intervals for homes, one year for the air handling unit and two years for the ducts, and cleaning only when the inspection finds a reason.
No. The US Environmental Protection Agency says it “does not recommend that air ducts be cleaned routinely, but only as needed”, and names the cases that justify it: substantial visible mould in hard surface ducts, vermin, and ducts clogged with excessive dust and debris. In the same guidance it asks duct cleaners to clean the cooling coils and drain pans too.
So in a Sharjah apartment where the filter is the only dusty part, we will usually suggest a coil, tray and grille clean and leave the ducts alone. After a renovation with the AC running, after a ceiling leak, or when dust keeps coming out of the grilles after a filter clean, the ducts are worth opening. We decide after looking, not by default.
Rodents or insects in the ducts are a matter for licensed pest control first. We do not do pest control.
Not part of an AC clean
Ask what happens to the coil, the tray and the drain. A thorough provider names all three without being asked, and tests the drain before and after. A quick one talks about filters, grilles and a spray.
Ask how dust leaves the duct. The answer you want is brushing with suction running under negative pressure, through access openings. Vacuuming at the grille or blowing air through the system moves dust around rather than out.
And listen for promises. Health claims about cleaner air, large energy savings or a “legal requirement” in Sharjah have nothing behind them that we could find. A provider who tells you what is not needed, the ducts included, is usually the one worth booking.
We agree one fixed price on WhatsApp before we start, with no extra charges on the day. It depends on the number of units and whether they are ducted or split, on access to the indoor units and the condenser, on the condition of coil and tray, and on whether the ducts need cleaning at all. Extras such as a triple filter or fogging are named in the quote.
To prepare, send us the number and type of units and, if you can, a photo of a grille and of the unit. On the day, clear the space under indoor units and access panels. In villas the condenser often sits on the roof or in a yard; make sure we can reach it. In towers, a service lift booking or building permission is easier to sort out a day ahead than at the door.
If you are planning a home deep clean as well, book both for the same visit. Our AC technician travels with the cleaning team, so it is one appointment, one team and one price.
Cleaning the air and leaving the rest of the home for another day means the freshly cleaned ducts blow over the same dust you had before. Book the AC and the deep clean together and our full team comes once.

No. Many customers hand over a key or let us in and leave. You tell us how you prefer it when we agree the appointment.
We follow the NADCA standard method for duct cleaning, brush and suction rather than blowing dust around. We are not currently NADCA certified ourselves.
Yes, both. Tell us the number of AC units on WhatsApp and we agree a fixed price before we start.
We found no Sharjah law or published guideline that requires it. In Dubai, the Municipality’s indoor air guideline recommends minimum intervals for trays, coils and inspections, but gives no interval for ducts. We use that guideline as our standard in Sharjah as well, and clean ducts when an inspection shows a reason, not on a fixed schedule.
An AC service is technical: refrigerant, electrics, faults, a unit that has stopped cooling. AC cleaning removes dust and sludge from the filter, coil, condensate tray, drain, blower and grilles, and from the ducts when needed. We do the cleaning with our own technician. Refrigerant and repairs are a separate job, agreed with you first.
The usual cause is water that cannot drain: a tray with sludge, a slow drain line and a wet coil with dust on it. That is why Dubai Municipality’s guideline, which we use as our measure, asks for trays to be cleaned at least monthly and coils every six months. Clean those first. If the smell stays, inspect the ducts and insulation.
Yes, both, across all of Sharjah. Tell us on WhatsApp how many units you have and whether they are ducted or split, and we agree a fixed price before we start. If the condenser is on a roof or the building needs a permit for the visit, let us know so we can plan the access.
