Mattress cleaning in Dubai, done properly, is a mostly dry process: the mattress is vacuumed slowly with water filtration, its surface and seams are treated with steam, and it is vacuumed again so loosened material actually leaves. Very little water goes in, so it dries far quicker than after shampooing. Boxsprings, headboards and cot mattresses belong to the same job.

What does a professional mattress clean actually involve?
Six steps, and the order matters more than the machine. The work is front loaded on vacuuming, because whatever is still loose in the mattress when steam and moisture arrive gets bound into the fabric instead of removed.
We use the HYLA water filtration system for both vacuum passes. Its manufacturer lists mattresses among the surfaces it is approved for, and the air runs through a water bath instead of a dust bag. A peer reviewed comparison of vacuum types found that the separation of fine dust drops when airflow drops, so the hose and nozzle are kept clear and the machine runs at full suction the whole time.
How we clean a mattress, step by step
- Look first: label, cover type, existing stains, tufting buttons. On buttons we check with a magnet whether they have an iron backing, because those can rust through during slow drying.
- First HYLA pass on both sides, slowly, along every seam, piping edge and tuft.
- Steam up to 180°C across the surface and into the seams. The machine heats to more than 180°C according to the manufacturer, and we measured 179°C at the nozzle ourselves.
- Second HYLA pass, to take away what the steam has loosened.
- Spot treatment only where agreed with you, tested on a hidden area first.
- The mattress is left uncovered to air, and we tell you on the day when it can be made up again.
Does steam get rid of dust mites?
Heat affects mites, but removal matters more than heat, and no honest provider can promise a mite free mattress. Laboratory work on laundry showed that washing water at 55 °C or above left no live mites, while a cold wash removed few live mites but cut the main mite allergen by more than 90 percent.
The practical lesson from that study is not about temperature. Mite material, dead or alive, stays in a mattress until something takes it out. That is why we vacuum before and after the steam, and why we will not tell you that a mattress is free of anything afterwards. How deep steam heat reaches into a thick mattress, and for how long, is not something anyone measures on a customer visit.
Are dust mites really the main issue in Dubai?
Probably not, and we would rather say that than sell you a mite story. The only skin prick study from the UAE we could find, at Tawam Hospital in Al Ain, found pollen far more often as a positive result than mites.
A larger UAE survey of adults with allergic rhinitis found that dust in general was the trigger most often named, ahead of grass and pollen. Dust is what a mattress collects in Dubai, and it is what our process is built to take out.
Dubai Municipality does mention mites in its indoor air quality guideline, in one sentence: keep relative humidity below 60 percent, and below 50 percent if feasible, to control dust mites. In an air conditioned bedroom that is mostly a question of how the AC is set, which is worth knowing whether you book a clean or not.
Which mattresses, boxsprings and headboards can you clean?
Almost every mattress used in a home can be cleaned this way, because the method adds very little water. What changes from type to type is where we slow down and what we leave alone.

How often should a mattress be cleaned in Dubai?
For most adult beds, once or twice a year is a sensible rhythm. That is our recommendation, not a standard, and there are good reasons to come earlier: a child’s bedwetting phase, a pet that sleeps on the bed, a spill, or a move into a furnished apartment where you do not know the mattress’s history.
With spills, speed matters more than the date. The Dubai Municipality indoor air quality guideline advises cleaning and drying liquid spills on porous materials such as carpet within 24 hours, or discarding the material. A mattress is the most porous thing in a bedroom. If something soaks in, blot it, keep the cover off and message us rather than waiting for the next scheduled clean.
Timing in the year helps too. According to three years of Copernicus air quality data, airborne dust in Dubai peaks in July and August, so a clean in September or October deals with the heaviest part of the year.
How long before I can sleep on it again?
Usually the same day, but we will not print an hour figure here, because the honest answer depends on the room. The IICRC S300 upholstery standard lists the factors that decide drying: fibre, fabric, how much moisture went in, and the temperature and humidity of the room.
Our method keeps the moisture side small. What we cannot control is your bedroom. Ten years of ERA5 weather data for Dubai show that from July to September the outdoor dew point in Dubai sits above 24 °C in more than half of all hours, and a closed room on that side of the year dries slower than the same room in January. Fans and the AC running help. A cover pulled back on too early slows everything down.
One effect is worth knowing before you see it. An old stain that was soaked in deeply can rise back to the surface while the mattress dries. The standard calls this wicking. If you notice a mark reappearing in the days after, send us a photo and we come back.
What mattress cleaning cannot do
Most of the disappointment around mattress cleaning comes from promises that were never realistic. So here is what we say no to, before you book.
Not part of a mattress clean
- Pest control, including bed bugs. In Dubai that needs a separate approval from Dubai Municipality, and we do not hold it.
- Health promises. We do not tell you that a mattress is free of mites or of anything else afterwards.
- Yellowing from inside. Brown or yellow rings often come from the filling, not the cover, and cleaning the surface does not reach them.
- Old set stains. Blood, urine and coloured drinks that have dried in for months, or were treated with the wrong product, may fade without disappearing.
- Sagging, broken springs or a mattress that smells musty however it is cleaned. Dubai Municipality advises discarding porous furniture with a persistent musty odour, and so do we.
How do you recognise a good mattress cleaner?
Ask what happens before the steam. A provider who starts with steam or foam and vacuums once at the end is binding loose dust into the fabric first. You want to hear about a thorough dry pass first.
Ask how much water goes in. Shampooing and wet extraction leave a mattress damp deep down, which is slow to dry in a Dubai bedroom. And ask what they will not promise. A company that guarantees a mite free result, or any similar outcome, is either guessing or making a claim it cannot back up.

What should I prepare, and what decides the price?
Strip the bed before we arrive, including the protector, and wash what is washable while we work. Clear enough floor space to turn the mattress, and tell us about any stain you have already treated, and with what, because that changes what we can safely use on it.

It depends on the number and size of mattresses, whether boxspring bases, toppers and headboards are included, the condition and type of stains, and whether sofas or carpets are added to the same visit. A photo of each mattress is usually enough for us to quote.

What does it cost?
You get one fixed price before we start, sent to you on WhatsApp. Every home is different, so a list price would either be wrong or too high. Whatever we find on the day, the price stays what we agreed.
Do I have to be at home?
No. Many customers hand over a key or let us in and leave. You tell us how you prefer it when we agree the appointment.
Do you take the mattress away?
No. Everything is done in your bedroom. The mattress stays where it is, we turn it to reach both sides and leave it uncovered to air afterwards.
Can you clean a mattress and a sofa on the same day?
Yes, that is how most customers book it. The same team and the same machines do both, so it is one appointment and one fixed price.
Is mattress cleaning worth it in Dubai?
It is worth it if the mattress itself is still sound. Cleaning takes out the dust and loose material a mattress collects over a year and deals with marks and odours on the surface. It will not fix sagging or deep yellowing from the filling. If a mattress smells musty whatever you do, Dubai Municipality advises replacing porous furniture like that, and we would tell you the same.
Can you remove urine from a mattress?
Often, yes, especially if it is recent. We vacuum, steam and treat the spot after testing on a hidden area. Old urine that has soaked into the core may fade rather than disappear, and a mark can rise again while the mattress dries. The faster you contact us after it happens, the better the result usually is.
Is steam safe for a memory foam mattress?
Steam on the cover is fine, used briefly. Foam absorbs moisture slowly and releases it slowly, so we keep the steam short and rely more on the two vacuum passes. We do not soak memory foam or latex, and we tell you on the day when it can be made up again.
Do you clean baby and cot mattresses?
Yes. We use the HYLA and steam, and on request water only, without any cleaning product. Waterproof covers are cleaned on the surface. Because cot mattresses are thin, they are usually the first thing in the room that is dry again.
Do you treat bed bugs?
No. Bed bugs are pest control, and in Dubai pest control companies need an approval from Dubai Municipality, which publishes a list of authorised firms. We clean mattresses, we do not treat infestations. If you suspect bed bugs, call a licensed pest control company first and book the clean afterwards.
