Steam cleaning · Dubai
Many offers in Dubai say steam and mean a carpet extraction machine. We bring a professional dry steam machine that showed 179 °C on its display during a job, and use it where heat does the work better than chemicals: grout, limescale, kitchen grease, oven seals, window tracks, mattresses and heat tolerant upholstery. One fixed price, agreed on WhatsApp before we start.
Free and without obligation. No extra charges on the day.

Steam cleaning in Dubai uses a professional machine that turns water into very dry steam, 179 °C on our display, to loosen grease, limescale and grime from grout, bathrooms, kitchens, ovens, hoods, window tracks, mattresses and heat tolerant upholstery. A cloth or vacuum removes it. It is not carpet extraction, and not for laminate, unsealed wood, silk or electronics.
Steam can be booked for a single room, for a set of surfaces or as part of a full home deep clean. It is worth booking wherever dirt is stuck to a hard, sealed surface or sits in a joint a cloth cannot reach, and on fabrics that tolerate heat.
The table shows the areas we steam most often, what the steam does there and what has to follow. Steam only ever loosens. Every area gets a second step that takes the dirt away, otherwise it dries back on.
| Area | What steam does | What follows |
|---|---|---|
| Bathroom tiles and grout | Loosens soap film and grime in the joints | Grout brush, rinse, dry wipe |
| Silicone joints, taps, shower glass | Softens limescale edges and residue | Microfibre, squeegee on glass |
| Kitchen hob and splashback | Loosens grease film and cooked on spills | Pad and cloth, degreaser where needed |
| Oven seals, hinges, racks | Softens burnt residue in places a sponge misses | Scraper and cloth, racks soaked |
| Extractor hood and its filters | Loosens grease on the edges and the frame | Filters soaked and degreased |
| Mattresses | Heat on the surface and seams of the cover | Thorough vacuuming with the HYLA |
| Heat tolerant upholstery | Seams, piping and fabric surface after a test | Vacuuming, low moisture rinse if suitable |
| Window frames and door tracks | Lifts caked sand from channels and rebates | Vacuum and cloth, drainage slots cleared |
We use a Thermostar MediCleanTEC, a professional boiler steam machine. During a job its display showed 179 °C, which is our own reading, filmed on the display. The manufacturer specifies a steam temperature of over 180 °C.
What makes it different from a household steam mop is less the number on the display than the dryness of the steam and the pressure behind it. The manufacturer states a water content of about five percent in the steam. That is why a steamed tile is dry within minutes and a steamed mattress cover is not soaked.
The 179 °C is the temperature in the machine. Steam cools as soon as it leaves the nozzle, so the surface gets less, depending on distance and speed. We have not measured surface temperatures and we do not publish one.
The machine is the smaller part of the job. The order decides the result, because steam on a dusty surface turns dust into paste.
Our order of work on a steam cleaning visit
Because the word is used for three different machines. Real steam comes from a boiler. Hot water extraction sprays heated water into a carpet or sofa and sucks it back out. And a household steam mop produces wetter, cooler steam than a professional boiler.
The upholstery cleaning standard of the IICRC is clear on the second one: extraction uses no live steam at all. Both methods have their place, and we use extraction on carpets and on sofas that tolerate water. The problem is only the label, because the two behave very differently in how much water they leave behind.
So when a quote says steam cleaning, ask one question: which machine, and does it make steam in a boiler? The answer tells you more than the price.
There is no rule for homes, so this is our recommendation. Bathrooms and kitchens benefit most, and once or twice a year is a sensible rhythm for grout, silicone and the joints behind the hob in a home that is cleaned normally in between. Mattresses and upholstery follow their own rhythm, depending on use.
Dubai's climate shifts the timing. From July to September the outdoor dew point sits at or above 24 °C in more than half of all hours, according to ten years of ERA5 data. Bathrooms with poor ventilation dry slowly in those months, and grout and silicone show it first. A steam clean of the bathrooms at the end of summer removes what built up during it.
Steam is also the right step before grout or silicone is renewed, because new sealant does not stick to old film, and after renovation work on tiled areas.
Steam is a cleaning tool. We describe what it does to dirt and promise nothing beyond that.
Not part of what we promise
Ask about the machine, then watch the first ten minutes. A good company names the machine and the temperature it shows, and explains whether that is a manufacturer figure or a reading. It vacuums before it steams, and it tests fabrics and finishes before the nozzle goes anywhere near them.
Be careful with promises you cannot check. A company that sells steam as a health treatment, or quotes a surface temperature without saying how it was measured, is selling the word, not the work. A good one also tells you what it will not steam in your home, before you ask.
And ask what happens if something was missed. With us: send a photo on WhatsApp and the same team comes back.
Clear the surfaces to be steamed: toiletries off shelves and shower ledges, small appliances off the kitchen worktop, bedding off mattresses. Tell us what your floors and furniture are made of if you know it, especially wood, laminate, natural stone and delicate fabrics.
Keep children and pets out of the rooms while the machine runs, because steam is hot. Water must be connected, and a normal socket near the work area is enough. If your building needs a service lift booking or contractor access, arrange it before the day or tell us.
We send one fixed price on WhatsApp before we start, and it does not change on the day. There is no rate card, because one bathroom can mean long grout work or a quick refresh.
Four things move the price: which areas are booked and how many bathrooms and kitchens there are; the condition, for example years of limescale or grease against a recent clean; how many textile items, such as mattresses or sofas, are included; and access, meaning parking, service lift and whether the home is furnished. Photos of the grout, the hob and any fabric you want steamed are usually enough.
On upholstery we combine steam with the HYLA water filter vacuum and low moisture extraction, each only where the fabric allows it. Which one a sofa gets is decided by a test in a hidden spot, not by what the offer said.

Yes. HYLA water filtration, the MediCleanTEC steam machine, pressure washers, polishers and all products come with the team. You do not need to provide anything.
Real steam. Our machine heats water in a boiler and showed 179 °C on its display during a job, our own reading. Extraction is a different method that sprays heated water and sucks it back, and we use it separately on carpets and some sofas. We tell you which method goes on which surface before we start.
Yes. Steam cleaning can be booked for single rooms, such as bathrooms with their grout and glass, or the kitchen with hob, oven seals and hood filters. Send us a few photos on WhatsApp and we quote a fixed price for exactly that.
Steam cleaning is one method, home deep cleaning is a full job. A home deep clean covers every room and uses several tools: vacuuming, steam, degreasers, rinsing and extraction, each where it fits. Steam cleaning as a booking focuses on the surfaces where heat works best, such as grout, bathrooms, the kitchen and heat tolerant fabrics.
Yes, if the cover tolerates heat. We vacuum first, steam the surface and seams of the cover, and vacuum again with the HYLA water filter vacuum. Steam brings very little water, so the mattress is not soaked. We do not promise effects on mites or health, only what the cleaning removes.
For porcelain and ceramic tiles with intact grout, yes, it is where steam works best. Grout that is already cracked or crumbling can loosen further, and some natural stones need a gentler method. We check the grout and the stone before we start and tell you if something needs repair rather than cleaning.
It softens limescale edges and lifts fresh deposits from taps, shower glass and tiles, which a cloth or squeegee then removes. Thick, old deposits often need a descaler as well, and limescale that has etched into glass stays. We test first and tell you what to expect.
We do not offer bed bug treatment. That is pest control, which in Dubai needs its own approval from Dubai Municipality. If you suspect bed bugs, contact an authorised pest control company first. After a treatment, we can clean the home, the mattress and the upholstery as agreed with them.
