AC duct cleaning · Dubai
Most cleaning companies in Dubai send someone else for the air conditioning, or skip it entirely. Ours is part of the team. We clean the ducts, grilles, condenser and filter following the NADCA standard method, brush and suction, so what sits in the duct leaves the building instead of being pushed around inside it.
Free and without obligation. No extra charges on the day.

AC cleaning in Dubai means cleaning the parts that hold dust and water: filter, cooling coil, condensate tray and drain, blower and grilles, and the ducts when an inspection shows they need it. Dubai Municipality’s indoor air guideline sets the rhythm: trays monthly, coils every six months, an inspection every three months.
Most homes need AC cleaning, some need duct cleaning, and a fault needs an AC service. In Dubai all three are often sold under one name, which is why quotes for “the AC” are hard to compare.
An AC service is technical work: refrigerant, electrics, a unit that has stopped cooling. That is a separate job from cleaning, and it is agreed with you separately. AC cleaning covers everything in the unit that collects dust and water. Duct cleaning goes further, into the ducts that carry the air to each room.
Rule of thumb: if the unit cools but smells, drips or blows dust, it is a cleaning question. If it no longer cools, it needs a service first.
| AC service | AC cleaning | Duct cleaning | |
|---|---|---|---|
| Covers | Gas, electrics, faults, thermostat | Filter, coil, tray, drain, blower, grilles | Supply and return ducts, outlets |
| Typical reason | The unit no longer cools | Smell, dripping, dust from the grilles | Build up in the duct, debris, renovation |
| The Clean Fox | Separate job, agreed first | Yes, own technician | Yes, own technician |
A proper clean follows a fixed order, and the order is the point. The NADCA standard for HVAC cleaning, ACR 2021 edition, Section 4, describes it step by step. Most shortcuts show up as a missing step.
We work to that method, brush and suction. We are not NADCA certified ourselves, and we say so, because “to the method” and “certified” are two different claims.
Two rules from the standard are worth knowing. Water and cleaning agents never go onto electrical, fibreglass or porous parts. And suction runs the whole time anything is being loosened, otherwise loosened dust simply travels further down the duct.
Fogging with a biodegradable agent can be added at the end. It is a finishing step and never replaces brushing, suction, the coil or the drain.
| Step | What happens | Why it matters |
|---|---|---|
| 1 | System switched off, access checked | Nothing is cleaned while air is moving through it |
| 2 | Negative pressure set up and checked | Loosened dust is pulled out, not pushed into rooms |
| 3 | Access openings used, damper positions marked | Dampers go back exactly as they were |
| 4 | Ducts agitated with brushes, then vacuumed | Brushing alone moves dust, suction alone leaves the stuck layer |
| 5 | Grilles and diffusers removed and washed | Where the visible dark marks usually sit |
| 6 | Coil made accessible and cleaned, ideally with a pH neutral cleaner | The coil is where dust and condensation meet |
| 7 | Condensate tray and drain cleaned and flushed, drain tested before and after | A tray that does not drain is standing water |
| 8 | Filter cleaned or replaced, everything refitted, final check | The system runs as before, without the dirt |
Dubai Municipality answers this more precisely than most people realise. Its Technical Guidelines for Indoor Air Quality set minimum intervals: condensate trays at least every month and based on condition, coils and condensate pipes at least every six months, and an inspection of the building and its HVAC system at least every three months, or as needed seasonally.
Two caveats keep this honest. It is a guideline written with “should”, not a law written with “shall”. And its scope names residential buildings, so apartment towers are covered, while private villas are not mentioned separately. We use it as our yardstick because nothing more specific exists for homes in the UAE.
The guideline gives no interval for the ducts. Anyone who says Dubai requires duct cleaning every three months is mixing up inspection and cleaning. NADCA works the same way: Table 1 lists inspection intervals, and cleaning follows only when an inspection finds a reason.
For a typical apartment: a monthly look at tray and drain, a professional coil and unit clean twice a year, and the ducts when an inspection shows they need it.
| Component | Interval | Source |
|---|---|---|
| Condensate trays | At least every month, and based on condition | DM, 9-4 |
| Coils and condensate pipes | At least every six months | DM, 9-4 |
| Building and HVAC system, inspection | At least every three months, or as needed seasonally | DM, 9-4 |
| Air handling unit in a home, inspection | Every year | NADCA, Table 1 |
| Supply and return ducts in a home, inspection | Every two years | NADCA, Table 1 |
| Ducts, cleaning | No fixed interval, only on inspection findings | DM and NADCA |

Because it combines the two things that foul a cooling coil fastest: fine mineral dust and a lot of water in the air.
The dust first. Three years of hourly Copernicus data for Dubai show coarse particulate (PM10) peaking in July and August at more than three times the January level, exactly when the AC runs hardest. A 2023 study in the journal Toxics found indoor dust in Dubai homes largely mineral, with calcium alone at an average of 14,170 mg/kg. The coil collects whatever the filter lets through.
Then the water. A coil is colder than the air passing over it, so it condenses moisture all day. Ten years of ERA5 data show the outdoor dew point in Dubai at or above 24 °C in more than half of all hours from July to September. Dust on a wet coil sticks, and a tray that drains slowly holds both.
Dubai Municipality lists “microbiological growth in drip pans, humidifiers, ductwork, coils” among sources of indoor air contamination. That is why trays and coils carry the shortest intervals, and why we start there.
Often not, and we would rather tell you than sell it. The US Environmental Protection Agency: “EPA does not recommend that air ducts be cleaned routinely, but only as needed.” It adds that duct cleaning “has never been shown to actually prevent health problems”. NADCA’s own standard guarantees neither energy savings nor a solved indoor air concern.
Where the EPA says yes, it is specific: substantial visible mould inside hard surface ducts, vermin, and ducts clogged with excessive dust and debris. NADCA adds visible discharge from outlets, water or fire damage and construction dust. If none apply, the EPA points to the coil and drain pan, and so do we.
We usually advise against it when an inspection shows clean ducts, when dust sits only on the filter and grille face, or when a smell comes from a tray that does not drain. We recommend it after a renovation with the AC running, after a leak above the ceiling, when grilles keep blowing dust after a filter clean, or when a duct shows a layer you can wipe with a finger.
Rodents or insects in the ducts need licensed pest control first. We do not do pest control.
Yes, for more modest reasons than advertised. Claims that AC cleaning cuts a third off the bill have no source we could find.
Lawrence Berkeley National Laboratory found that coil fouling roughly doubles the pressure drop in about seven and a half years, while the typical efficiency loss stays under 5 percent, “much greater for marginal systems or extreme conditions”. Mineral dust on a coil that is wet most of the year is close to extreme.
The filter is the cheaper lever. The US Department of Energy states that a clean filter instead of a clogged one can lower AC energy use by 5 to 15 percent, and suggests checking it every one to two months in the cooling season, which in Dubai is most of the year. A clean filter also protects the coil.
On request we fit a triple filter where the unit allows it. It holds back more dust and must be cleaned on schedule, otherwise it restricts airflow.
Mostly by what it leaves out. The cheap version is rarely harmful, just incomplete, and you notice when the smell comes back.
No single point proves bad intent. Several together describe an offer built around a price rather than your unit.
Warning signs in an AC cleaning offer
If our technician finds a fault, a corroded tray or a drain that is broken rather than blocked, we tell you before anything else happens and agree the next step with you, or with building maintenance if the AC is theirs.
Mould grown into insulation, ceiling boards or other porous material is beyond a clean. Dubai Municipality advises discarding porous material with a persistent musty odour, and we will say so rather than spray over it.
To prepare, tell us on WhatsApp how many units you have, ducted or split, and send a photo of a grille and the unit. On the day, clear the space under indoor units and access panels, and arrange roof access if the condenser is up there. Service lift bookings or an NOC are easier a day ahead than at the door.
Each unit is off while we work on it. We tell you on the day when it can run again.
Not part of an AC clean
We agree one fixed price on WhatsApp before we start, with no extra charges on the day. Here is what moves it.
The number and type of units: a ducted system feeding several rooms is a different job from wall mounted splits. Access: ceiling panels, tight cupboards, a condenser on a roof. Condition: when the coil was last cleaned, and whether the ducts need cleaning at all, which we decide after looking.
Extras such as a triple filter or fogging are named in the quote. A home deep clean on the same visit is planned as one appointment with one team.
Cleaning the air and leaving the rest of the home for another day means the freshly cleaned ducts blow over the same dust you had before. Book the AC and the deep clean together and our full team comes once.

No. Many customers hand over a key or let us in and leave. You tell us how you prefer it when we agree the appointment.
We follow the NADCA standard method for duct cleaning, brush and suction rather than blowing dust around. We are not currently NADCA certified ourselves.
Dubai Municipality sets the maintenance rhythm in its indoor air quality guideline: drain pans at least monthly, coils and condensate lines at least every six months, and an inspection at least every three months. The ducts themselves need cleaning when an inspection finds dust, debris or growth, not on a fixed calendar. We look first and tell you honestly.
AC cleaning covers the unit itself: filter, cooling coil, condensate tray and drain, blower and grilles. Duct cleaning goes into the ducts that carry the air from a ducted unit to each room, with brushes and suction under negative pressure. Most homes need the first regularly and the second only when an inspection shows build up, debris or water damage.
The usual place to look is where water stands: the condensate tray, a slow drain and a wet coil with dust on it. Dubai Municipality asks for trays to be cleaned at least every month and coils every six months for that reason. Clean the tray, drain and coil first. If the smell stays, the ducts or insulation are the next thing to inspect.
In most cases the condensate cannot get away: the drain is blocked or the tray is full of sludge. Cleaning and flushing the tray and drain, and testing the drain before and after, is part of every AC clean we do. If the tray is cracked or the drain line is broken, that is a separate repair, and we tell you before anything else happens.
Somewhat, and less than many offers claim. A Lawrence Berkeley National Laboratory study put the typical loss from dirty coils under 5 percent, more in extreme conditions. The US Department of Energy says a clean filter instead of a clogged one can cut AC energy use by 5 to 15 percent. Keeping the filter clean is the cheapest lever.
Yes. Most of our AC work is on ducted systems, and we clean wall mounted split units too. Tell us on WhatsApp how many units of each type you have, ideally with a photo, and we agree a fixed price for all of them before we start.
