Office deep cleaning · Dubai
We do not send a cleaner every morning. We come when your office is closed, in the evening, at the weekend or before a move, and deep clean it properly: workstations, meeting rooms, pantry, washrooms, carpet tiles, chairs and glass. Our own AC technician takes the grilles and ducts on the same visit, at one fixed price agreed before we start.
Free and without obligation. No extra charges on the day.

Office cleaning in Dubai with The Clean Fox means office deep cleaning, booked once or at intervals and done outside working hours: workstations, meeting rooms, pantries, washrooms, floors, glass, chairs and carpet tiles, with the AC grilles and ducts handled by our own technician. We do not provide daily cleaners stationed in your office.
Most offices need both, but from different people, and it helps to know which one you are buying. Daily cleaning keeps an office presentable: bins, a wipe of the desks, the washrooms, a vacuum. It needs the same person on site every day, usually on a monthly contract.
That is not what we do, and we would rather say it up front. The Clean Fox does office deep cleaning: a full team comes in when the office is empty, takes it apart area by area and resets it, including the parts a daily cleaner never reaches. Chair fabric, carpet tiles under the desks, the inside of the pantry fridge, the grout in the washrooms and the AC grilles above everyone’s head.
If you already have a daily cleaner, a periodic deep clean is the layer underneath. If you do not, it is the reset before you set one up, or the clean before a move in or a handover.
| Daily office cleaning | Office deep cleaning (what we do) | |
|---|---|---|
| When | During or after working hours, every day | Once or at intervals, when the office is closed |
| Who | One or two cleaners on a standing contract | A full team for one visit, AC technician included |
| What | Visible surfaces, bins, washrooms, floors | Everything, including chairs, carpet tiles, pantry appliances inside, grout and AC grilles |
| Equipment | Mop, cloths, a vacuum | HYLA water filtration, extraction, steam up to 180°C |
| Typical reason | Keeping the office presentable | Reset after months of dust, move in, move out, handover, before an audit or an event |
We work from the top down and from the air to the floor, because dust falls. Cleaning the floors first and the AC grilles last only puts the dust back on what you just cleaned. The order below is the one we follow in a typical open plan office.
Electronics are handled with care and with your agreement: we wipe the outside of screens, keyboards and phones, and we do not open, unplug or clean the inside of any equipment.
Our order of work
There is no official interval for an office deep clean, in Dubai or anywhere else we know of, and we will not invent one. What does exist is a set of intervals for the air system, published by Dubai Municipality, and that is the better place to start.
Dubai Municipality’s Technical Guidelines for Indoor Air Quality, DM-HSD-GU119-IAQ, version 3 of 10 July 2024, apply by their own wording to public facilities and buildings, naming office premises and residential buildings as examples. They set the following minimum intervals. The guideline is written with “should”, so it is guidance, not a fine schedule, but it is the only local benchmark there is.
For the rest of the office, the calendar matters more than a number. Our analysis of three years of Copernicus air quality data for Dubai shows airborne dust at its highest in July and August, not in spring, at a monthly mean PM10 of 170.8 and 178.2 µg/m³ against 54.3 in January. An office deep cleaned in September or October removes a whole summer of it. Many offices book one after the summer and one before the busy spring.
| Part of the system | Interval named by Dubai Municipality |
|---|---|
| Building and HVAC system inspected | At least every three months, or as needed seasonally |
| Condensate trays | At least every month, and based on condition |
| Coils and condensate pipes | At least every six months |
| Fans and dampers of air handling units | At least every six months |
| Maintenance records | Kept for all work: when and what was done |
| Audit by an accredited body | At least every two years |

In law, the owner of the building. Dubai Law No. (5) of 2025 on public health places a continuing duty on the owner of a built environment to clean on a continuous basis, to measure indoor air quality and to keep it within acceptable limits. How that duty is passed on to a tenant, if at all, depends on the lease and on who runs the building’s facility management.
The Dubai Municipality guideline then sets the numbers for existing buildings. Among them: PM2.5 at 35 µg/m³ and PM10 at 150 µg/m³ over 24 hours, relative humidity between 20 and 60 percent, a temperature between 22.5 and 25.5 °C. It also names the “proper shielding of outdoor air intakes to prevent entry of wind driven rain and sandstorms” as a maintenance task. Sand is a building issue in Dubai, not only a weather issue.
Why it matters for an office in particular: people spend their working day in it. The US Environmental Protection Agency puts the share of time Americans spend indoors at approximately 90 percent. Those are US figures, but there is little reason to expect office workers in Dubai to spend more time outside.
Yes, with the same team and the same rule: outside opening hours. A restaurant deep clean is mostly grease: extraction hoods and their filters, the cooking line, fryers, ovens and grills, the walls and floor behind the equipment, cold rooms and storage. Grease traps and extract ducts are part of the work, not an extra we send someone else for.
People often ask how often a hood has to be cleaned by law. The Dubai Food Code does not give a number. It requires the filters to be removable for cleaning and names grease build up in hoods as a fire hazard, and for the frequency it refers to the competent department. Anyone quoting you a fixed legal interval is quoting something that is not in the code.
Office cleaning is where expectations go furthest apart, so here is the list before anyone signs anything.
Not part of what we do, and why
By the questions it asks before it quotes. A good company wants to know the floor area and the layout, how many washrooms and pantries, what the floors are, how many upholstered chairs, how many AC grilles, and when the building allows work. A quote without those questions is a guess with a number on it.
Ask who actually comes: the company’s own team or a subcontractor, and whether the AC is done by the same people or by somebody else on another day. Ask what the chairs are cleaned with. The cleaning code on a chair label describes how colourfast the yarn is, not which method the fabric survives, so a company that sprays every chair the same way is not reading the fabric.
Ask what happens if something is missed. Our answer is short: send a photo on WhatsApp and the same team comes back. And ask about insurance and access: who holds the keys and cards, and whether the company carries liability cover it can show you in writing.
Three things make the night go smoothly. First, access: building management usually needs the names of the team, sometimes a work permit or an NOC for after hours work, and a booking for the service lift. Tell us your building’s rules and we send what they need.
Second, desks: ask your team to clear confidential papers and personal items, or to leave them in a drawer. We clean around anything left on a desk and do not move documents. Third, tell us about anything sensitive: a server room, a locked office, an expensive leather sofa in the boardroom, a carpet that was treated with a product before.
Parking for the van and a water point help, but we can bring water if the building has none for us.
We quote one fixed price for your office on WhatsApp before we start and do not publish a rate card, because offices differ far more than homes do. These are the things that move the number. Floor area and layout: an open plan floor is quicker than the same area divided into closed rooms. Washrooms and pantries: they carry most of the detailed work. Floors: carpet tiles need extraction, hard floors do not.
Then the soft furnishings: every upholstered chair, sofa and acoustic panel is work by hand. The air system: how many grilles and how far the ducts run. And the time window: a Friday night with a strict building curfew needs more people than a free weekend. Once we have those, the price is fixed, and it stays what we agreed whatever we find on the night.
An office runs its AC all day, every day. If the grilles and ducts stay as they are, the dust we just removed is back on the desks within days. Our own AC technician is part of the team, so the air system fits into the same appointment as the floors and furniture.

You get one fixed price before we start, sent to you on WhatsApp. Every home is different, so a list price would either be wrong or too high. Whatever we find on the day, the price stays what we agreed.
Yes. Early mornings, nights and weekends are normal for us. Grease traps and extract ducts are part of the work, not an extra we send someone else for.
Yes, that is how we work. Evenings, nights and weekends are normal for us, so your team comes back to a clean office without losing a working day.
Yes. Our AC technician is part of the team, so grilles and ducts are cleaned in the same appointment as the rest of the office.
No. We do office deep cleaning, booked once or at regular intervals, with a full team outside working hours. If you need a cleaner in the office every day, that is a different service. Many offices combine the two: a daily cleaner for the routine and a deep clean from us after the summer or before an important event.
Yes, that is our normal way of working for offices. We agree the time window with you and your building management, including service lift bookings and any after hours permit, so your team arrives to a clean office on the next working day.
Yes. Chairs and carpet tiles are where an office deep clean differs most from daily cleaning. We remove dry soil with the HYLA water filtration and then work with extraction where the fabric allows it. We check the fabric first, because the code on the label says nothing about which method it tolerates.
Dubai Law No. (5) of 2025 places the duty to clean and to keep indoor air within limits on the owner of the building. How that is handled between landlord, facility manager and tenant depends on your lease. Check it before you book, and if the AC is yours to look after, our technician can do it on the same visit.
Dubai Municipality’s indoor air guideline, which applies to office premises, names condensate trays at least monthly, coils and condensate pipes at least every six months and an inspection of the system at least every three months. It names no interval for the ducts themselves. The guideline uses “should”, so treat it as the local benchmark, not a fine schedule.
