Christmas and New Year in a Dubai Villa: The Deep Cleaning Timeline

The short answer

Book the villa deep clean and every AC unit for late November or early December. Have sofas, rugs and mattresses cleaned at least a week before the first guests, leave the terrace and glass doors for the last days before arrival, then plan a reset clean between Christmas and New Year and an after party clean in January.

Hosting over the winter break in a Dubai villa means opening guest rooms that have been closed since spring, a terrace that took the whole summer’s dust, and AC units that have run almost nonstop since April. Family flies in, the house fills, and the cleaning has to be finished before the first suitcase comes through the door, not squeezed in around it. This timeline works backwards from the dates that matter this year and puts each job where it causes the least disruption and holds the longest.

When does the holiday season start for Dubai hosts this year?

For most families it starts with the school winter break. Dubai private schools break from Monday 14 December 2026 to Sunday 3 January 202712, so many guests arrive in the days after 14 December and leave around the first weekend of January. Before that comes the National Day holiday on 2 December1, which shortens the working week for everyone, including cleaning teams and building management.

Christmas Day falls on a Friday this year and New Year’s Eve on a Thursday. Put those dates next to the school break and the planning window for a thorough clean is clear: the second half of November and the first days of December.

What does the timeline look like, week by week?

The table is the whole plan in one place. The sections below explain why each job sits where it does.

When What Why then
Mid November Walk through the villa, open guest rooms, list what needs doing, book Before diaries fill around National Day
Late November to early December Villa deep clean and every AC unit, same visit Summer dust still in the house; AC dust cleaned up the same day
At least one week before the first guests Sofas, rugs, mattresses, curtains Time to dry fully and to treat any stain that reappears
Two to four days before arrival Terrace, pool surround, outdoor furniture, BBQ, then glass doors and tracks Outdoor surfaces collect dust again fastest
The day before arrival Light clean: floors, bathrooms, kitchen surfaces, beds made, AC running in guest rooms Fresh for arrival, nothing wet
26 to 29 December Reset clean between Christmas and New Year Kitchen and bathrooms after a week of full use
1 to 3 January After party clean, spills first Porous surfaces need attention within a day
After the guests leave Guest rooms, mattresses, linen, AC filters Back to normal before school starts

Why start in November rather than in December?

Because the summer’s dust is still in the house, and November is the first month calm enough for a clean to hold. In our own averaging of three years of hourly Copernicus data, coarse particulate (PM10) in Dubai reached 178.2 µg/m³ in August and 123.4 µg/m³ in September, then fell to 60.6 µg/m³ in November3. A clean in late November removes what July and August brought in, and the air outside no longer refills the house at summer speed.

The air is also drier in the sense that matters for the AC. Our analysis of ten years of ERA5 data shows the outdoor dew point at or above 24 °C in 24 percent of hours in October, 1 percent in November and none from December to April4. Coils and trays that were wet all summer are much easier to clean and stay clean longer once that changes.

And there is the calendar. A villa clean with the AC done properly is a full day for a team, sometimes two. Booking in mid November gives you a choice of dates.

What belongs in the November deep clean?

Everything a full villa deep clean covers, with extra attention on the rooms guests will use. The villa page lists the scope area by area. For hosting, these are the places that make the difference:

Guest rooms that stood closed

  • Wardrobes inside, drawers, hanging rails and the floor beneath, especially on outside walls where the summer dew point leaves cupboards smelling stale
  • Mattress, pillows and headboard, and under the bed
  • The AC grille, filter and unit for that room
  • Curtains, which collect dust on the side facing the window
  • Window sills, frames and the tracks of any balcony door

Guest bathrooms

  • Run every tap, shower and toilet in rarely used bathrooms a week before guests arrive. A floor trap that has dried out lets drain air into the room, one of the sources covered in our guide to a musty smell in a Dubai home.
  • Grout, glass and taps, which collect limescale even when unused

Kitchen and dining

  • Oven, hob, hood and filter before the festive cooking starts. A kitchen deep clean is the place to start if the oven has not been opened since spring.
  • Inside the fridge, emptied beforehand, and the cupboards where serving dishes and glasses have stood all year
  • Dining chairs, which are upholstery and need the same drying time as a sofa

Stairs, entrance and glass

  • Stairs, balustrades and handrails, which every guest touches
  • Glass sliding doors and windows inside, with the outside and tracks left for the final days

When should sofas, rugs and mattresses be cleaned?

At least a week before the first guests. Drying time is the reason, and it varies more than most quotes admit. The IICRC upholstery standard states that drying time depends on the fibre, the fabric, the amount of moisture and the temperature and humidity of the room5. Natural fibres such as wool, cotton and viscose take up many times more water than polyester or olefin under the same conditions. A wool rug and a polyester sofa cleaned on the same morning are not ready at the same time.

The standard also warns that slow drying risks “cellulosic browning, dye migration, shrinkage, and wicking”5. Wicking means a stain that seemed gone rises back to the surface a few days later as the fabric dries. A week gives you time to see it and have it treated before anyone sits on that cushion.

Winter helps, with one catch. The dew point in December never reaches the summer levels4, so a sofa dries well in an air conditioned room. But relative humidity in Dubai is actually higher in winter than in July4, and mornings outside can be damp. Do not leave cushions or rugs on the terrace overnight to dry. Book sofas and rugs for the same day, so everything dries in the same air conditioned rooms while the guest rooms are still empty.

Why should the outdoor areas come last?

Because they get dusty again fastest, and winter is not dust free outside. A study of four UAE weather stations from 1983 to 2014 found that dust storms in the strict sense occur mainly in winter, while shorter dust events cluster in March and April6. One windy night can coat a terrace that was washed two days earlier.

So clean inside first, then outside, two to four days before arrival:

  • terrace floor and steps, with a pressure washer where the surface allows
  • pool surround, pool shower and loungers, without touching the pool’s water chemistry
  • outdoor furniture, cushions and umbrellas
  • pergola within reach, BBQ and outdoor kitchen
  • artificial grass, brushed and washed
  • glass sliding doors outside, frames and tracks last, so no sand is carried back in

Garden maintenance and technical pool maintenance are other trades. If the villa is in a community with gate registration, register the team in advance so the clean does not start late.

Does the AC need cleaning before guests arrive?

If the coils have not been cleaned since spring, yes. Dubai Municipality’s indoor air guideline asks for coils and condensate pipes to be cleaned at least every six months and condensate trays at least every month, based on condition7. A villa usually has several units or a ducted system, and the units serving guest rooms are often the ones nobody has looked at.

Do the AC with the November deep clean, not separately. The AC work releases dust, so it should run first and the cleaning team should follow. Then switch each guest room unit on for a day before arrival. A smell or a drip shows up then, not on the first night. Our AC cleaning in Dubai covers every unit with our own technician on the same day, and what a proper AC deep clean looks like walks through what that visit involves.

How do you keep the villa guest ready between Christmas and New Year?

With a reset clean in the quiet days between 26 and 29 December. A full house for a week means a kitchen in constant use, bathrooms shared by more people than usual and a terrace used every evening. The reset is not a second deep clean. It is closer to a holiday home turnover: kitchen, bathrooms, floors, bins, glass, terrace, fresh beds where guests change. Our guide on turnover vs deep clean explains the difference. If you rent the villa out over New Year instead of hosting, holiday home cleaning in Dubai covers the turnovers.

Deal with spills straight away. Dubai Municipality’s guideline advises: “Thoroughly clean and dry liquid spills on porous surfaces such as carpet within 24 hours or discard the material”7. Blot, do not rub, and if a rug or sofa needs proper extraction, book it for the reset rather than after New Year.

What does the clean up after New Year involve?

Two rounds. The first, on 1 to 3 January, is the after party clean: spills on rugs and upholstery first, then the kitchen, glass, bathrooms, floors and the terrace. The second comes after the guests have left and before school starts again on Monday 4 January1: guest rooms, mattresses, linen, under the beds, and the AC filters, which have just worked through a full house.

With that done, the villa goes into January in better shape than it left November, and the next full clean can wait for the spring.

Frequently asked questions

When should I book a villa deep clean before Christmas in Dubai?

Aim for late November or the first days of December, and book in mid November. That leaves time to clean sofas, rugs and mattresses at least a week before guests, and to do the terrace and glass doors in the last days before arrival. It also keeps the main clean clear of the school winter break, which starts on 14 December 2026.

How long before guests should sofas and carpets be cleaned?

At least a week. Drying time depends on the fibre, the fabric, how much moisture went in and the temperature and humidity of the room. Wool holds far more water than synthetic fibres. A week also leaves time to deal with a stain that reappears a few days later as the fabric dries, before anyone sits on it.

Should the AC be cleaned before holiday guests arrive?

If the coils have not been cleaned since spring, yes. Dubai Municipality's indoor air guideline asks for coils to be cleaned at least every six months and condensate trays at least every month. In a villa, guest room units that stood unused for months deserve attention. Clean them with the main deep clean, then run each one for a day before guests arrive.

Can the terrace be cleaned at the same time as the house?

It can, but it is better done a few days before guests arrive. Outdoor surfaces collect dust again quickly, and winter winds can carry dust onto a terrace overnight. Clean the inside first, then the terrace, pool surround, outdoor furniture and BBQ area close to the date, and finish with the glass sliding doors and their tracks.

What should be cleaned after a New Year party at home?

Start with anything spilled on carpets, rugs or upholstery, because Dubai Municipality's guideline advises cleaning and drying spills on porous surfaces within 24 hours. Then the kitchen, bathrooms, glass, floors and the terrace. Once the guests have left, the guest rooms, mattresses and AC filters are worth a final round before everyday life starts again.
